Veidekke Entreprenør AS has signed a contract with Nordre Gate Utvikling AS (Infill AS/ Aspelin Ramm Eiendom) to build 40 energy and environmentally friendly apartments in solid wood in Nordre Gate 20-22 at Grünerløkka in Oslo. This is a turnkey contract valued at NOK 125 million, excluding VAT.
The contract includes demolition of the existing buildings and erecting a new six-storey apartment building in solid wood with two floors of commercial premises facing Nordre gate. The project comprises two buildings linked by a gallery and with a common basement beneath the entire structure. There will be attractive outdoor areas with a nice playground and pond at ground level, in addition to a sunny roof garden with gym area, green zones and recreational areas for residents.
All apartments will have windows on both sides and vary in size from 40 to 90 square metres. There will be commercial premises facing Nordre gate, with planned internal and external restaurant areas. A third of the roof will contain trees and plants that will also act to retain surface water, which means they will retain surface water in a way the city's drainage network isn't always capable of.
This will be an environmental project from its inception, where demolition and construction work will take place without use of fossil fuels. The building will have energy rating A, with heating primarily from geowells. Structural elements such as slabs, external walls and load-bearing walls will be built from solid wood. Surface water will as far as possible be handled on site in the shape of retention in green areas and open water areas.
Demolition of the existing buildings has started, and construction will start in January 2018. The project is scheduled for completion in Q3 2019.
